The Property was designed by the late Sir James Stirling (Later Michael Wilford & Partners) and was originally developed to a very high standard in 1999.
Greycoat undertook the Asset Management comprising the refurbishment of the building including replacement of central plant to facilitate a net zero strategy, the leasing and the property management.

Greycoat oversaw the purchase of this building, and working alongside Stiff + Trevillion Architects, put together a plan for a comprehensive refurbishment and repositioning. The scheme includes the construction of a new lift core, enlarged and improved entrance, with new building services and modern finishes throughout, with extensive roof terraces on the upper floors.
Greycoat secured a letting to Jane Street over the ground to 5th floors inclusive, comprising approx. 150,000, during the construction period. The transaction required a significant re-design of the base build services, which was managed alongside the procurement of the Main Contract.
Construction was completed in January 2020

Greycoat Real Estate in partnership with Heitman sourced and acquired the long leasehold interest in 15 Suffolk Street. 15 Suffolk Street is a six-storey office building arranged over lower ground, ground and four upper floors.
The building is located at the north of Suffolk Street, within easy walking distance of St James’s Square, Piccadilly Circus, Leicester Square and Charing Cross, and associated underground stations. The property was constructed circa the mid 1950’s, to the original front elevation design of architect John Nash, after it was bombed during World War II. Greycoat undertook the Asset Management comprising the extensive refurbishment of the building to facilitate a net zero strategy, the leasing and the property management.

This scheme adjacent to Leadenhall Market was designed by Eric Parry Architects and provides approx. 420,000 of new Grade A office accommodation over 13 storeys, together with a public sky garden and approx. 27,000 sq ft of retail space at ground level.
Since 2010, Greycoat has acted as Development Manager on behalf of Generali, completing the site assembly, achieving a full planning consent, resolving third party matters, and negotiating a new Headlease and Development Agreement with the Clothworker’s Company. Following a pre-let to M&G for its new City of London headquarters, this project was practically completed to shell and core in Q4 2017

Greycoat led the pre-purchase due diligence process with Ivanhoe Cambridge, which included negotiating an alteration to the existing City of London headlease, and undertaking various feasibility studies to formulate the business plan and underwrite the acquisition of the asset.
Planning consent has been secured to redevelop the mid 1900’s property and build a new Grade ‘A’ building of approx. 250,000 sq ft on the site. The new design incorporates the retained Grade II Listed Hoop & Grapes public house.

Greycoat has maintained an ongoing role in the Tower 42 Estate over 20 years, through multiple ownerships and market cycles. Having originally purchased the iconic 322,000 sq ft tower and neighbouring four buildings from NatWest Bank in 1998, Greycoat formulated a master plan to rejuvenate the entire Estate.
The strategy included repositioning and rebranding the property as Tower 42, creating a new modern entrance onto Old Broad Street, and adding retail uses at ground and mezzanine. Greycoat created the “Office Hotel” concept that still exists today, promoting an occupier-orientated culture with a flexible leasing policy and high level of customer service. Greycoat continues to act as Asset Manager, driving performance through income management, ongoing redevelopment, and close engagement with over 65 tenants.
The Estate has been rejuvenated with the re-development of 15 Bishopsgate in 2017, which was pre-let to WeWork and the opening of The Avenue, the City’s latest retail arcade with new retailers that include Marks & Spencer, Joe & The Juice, Scarpetta, The Broadleaf, Vital, Ted’s Grooming, Pizza Pilgrims and Paul.

Tower House
Tower House was an existing office building above Tower Hill Underground Station for which Greycoat secured a planning consent with Shepherd Robson Architects for approximately 100,000 sq ft of new offices, together with a new station entrance. Subsequently Greycoat secured a revised consent for a 370 bedroom hotel which is occupied by CitizenM.
This is one of three office projects developed using a £130m development fund established by Greycoat in 2006.

MOTO / Equity Partners Infrastructure Company No. 1 Limited (“EPIC”)
MOTO is the largest owner and operator of Motorway Service Area property in the UK, with a 2014 EBITDA of £91.8m. EPIC was established in 2007 as an investment entity to make minority investments in various UK infrastructure projects, including MOTO, Thames Water and Arquiva. At the time of Greycoat’s investment in EPIC, EPIC’s c. 17.5% stake in MOTO accounted for over 95% of its asset base. Due to the size of its shareholding, EPIC benefitted from significant shareholder rights within the MOTO holding structure.
Greycoat, in joint venture with Cheyne Capital, acquired a c. 85% interest in EPIC at a price of 30 pence per share (£45.2m cost), via a combination of a share placement and purchase of shares from existing investors.
At the time of acquisition, MOTO had short term debt with a c. 10% weighted cost of debt. In Q2 2015 MOTO refinanced its existing facilities to deliver a c. 5.6% weighted cost of debt on the same leverage quantum. In the period from Q2 2014 to Q2 2015 MOTO’s EBITDA increased by over 10%.
In Q4 2015 EPIC ultimately joined the other shareholders in MOTO in selling on a whole business basis to the Universities Superannuation Scheme. The realised price resulted in cash proceeds to shareholders of 77.8p per EPIC share.

101 New Cavendish Street W1, was completed in February 2009, to provide approx. 92,000 sq ft of offices and 7,500 sq ft of residential accommodation in the West End. The offices were fully let to a variety of tenants including the University of Westminster.

This 1930s building occupies a prominent position at the corner of Lancaster Place and The Strand, and forms part of a prestigious estate of land held in trust for the Sovereign.
Greycoat acted as Development Manager to comprehensively refurbish, reconfigure and extend the existing building to provide new modern Grade A office space, including a new seventh floor and roof terrace overlooking the Thames. The project was carried out with a number of existing retail tenants in occupation, with the property being 75% let prior to completion in January 2013.

Woolgate Exchange, Basinghall Street, EC2
In January 2012, Greycoat advised on the purchase of Woolgate Exchange, a landmark freehold office and retail asset in the heart of the City of London. Developed in 2000 by MEPC plc Woolgate Exchange provides highly specified office and ancillary accommodation over three basement levels, ground and eight upper floors.
The pricing at the time of purchase was significantly below long term investment fundamentals for a core asset with over nine 9 years of secure income. In addition there were opportunities for active asset management, with the building being substantially under-let, with a reversionary income profile. The asset was sold in July 2014 following a material improvement in the occupational and capital markets.

Devonshire Square / Cutlers Gardens Estate, EC2
Greycoat was initially retained as Asset Manager in 2003 when the anchor tenant, AON, was in discussions to relocate to Canary Wharf. The Estate of 12 buildings was in need of a fresh approach and a master plan was formulated to reposition the asset, including a new planning consent for retail-led landscaped courtyards, a hotel and a residential block. This was coupled with the introduction of an occupier-led service culture and a complete re-brand as Devonshire Square.
The successful implementation of this strategy meant that Greycoat were able to retain AON on enhanced lease terms through a programme of refurbishment with AON in full occupation. When the Estate was sold in 2006, Greycoat was retained by the subsequent owners, improving rental income by 25% and overseeing a financial restructuring that facilitated a successful sale in 2012.
Most recently, the Estate has changed hands again and Greycoat were brought in to advise the new owner WeWork on asset management due diligence.
Greycoat Central London Office Development Fund
In 2006 Greycoat established a development fund, raising approx. £130m of equity for office projects in central London. Acting as Development Manager, Greycoat acquired three new sites:
30 Crown Place EC2, situated just to the north west of Liverpool Street station, was delivered in January 2009. The scheme comprised approx. 200,000 sq ft of new Grade A office and retail accommodation designed by architects Horden Cherry Lee, and was fully let to law firm Pinsent Masons LLP.
101 New Cavendish Street W1, also completed in February 2009, was developed to provide approx. 92,000 sq ft of offices and 7,500 sq ft of residential accommodation in the West End. The offices were fully let to a variety of tenants including University of Westminster.
Tower House comprised an existing office building above Tower Hill Underground Station. Watermark Place, Upper Thames Street, EC4
This freehold asset was completed in 2009 and provides Grade A accommodation overlooking the river Thames. Designed by architects Fletcher Priest, it comprises large open floor plates of up to 62,000 sq ft over lower ground, ground and 11 upper floors, with an expansive double-height entrance accessed from Angel Lane.
Initially retained as Development Manager by UBS, Greycoat secured planning consent for redevelopment of the former Mondial House telephone exchange, which included working with London Fire Brigade to provide a new fire station. The development was subsequently funded by Oxford Properties and fully let to Nomura.

20 Gresham Street, EC2
This Kohn Pedersen Fox architects scheme in the heart of the City of London was completed in September 2008. Occupying a prominent site at the junction with Wood Street, the building provides large flexible floor plates ranging from between 26,500 and 34,600 sq ft.
Greycoat acted as Development Manager to acquire the site, discharge all third party maters, secure a new planning consent, undertake the development, and secure a majority letting to Standard Bank on completion.

Moor House, London Wall, EC2
Moor House formed the building blocks of the Asset Management business at Greycoat. Originally purchased in 1987, it comprised 98,000 sq ft of offices let on short term leases. However a change in market conditions led to a prolonged period of letting and re-letting, intensively managing the asset to retain tenants and maximise income until redevelopment was viable.
Greycoat acted as Development Manager for the subsequent scheme, designed by world renowned architects Foster + Partners and completed in 2005. This saw the creation of a new landmark building in the heart of the City of London, providing Grade A office and retail accommodation over basement, lower ground, ground, mezzanine and 16 upper floors, with panoramic views over central London.
